Running a startup in any industry is tough. Running a startup in home building, or in construction, can be even more difficult for inexperienced owners and managers.

While many people will give you advice on what you should do, let’s face it: it’s good to know what you shouldn’t do as well.
If you’re getting started up in the home building industry and are looking for advice, here are 10 mistakes to avoid (adapted from Professional Builder): 

1. Allowing the market to affect your company’s character. “There is no substitution for good business character.” How you run your business should ring true both in good and bad markets.
2. Paying trades too early. Don’t be stingy, but don’t pay trades too early–you may not get them to finish the job if you do, unfortunately.
3. Paying too much for land. Work backwards from home sales price, and keep land within market ratios of sales price.
4. Lack of discipline. Hold everyone in your firm accountable to your policies and procedures, all the time.
5. No strategic plan. Have a five-year plan and review it annually to make sure it still makes sense. This should be a written plan that helps guide decisions and actions.
6. Not treating land and home building as separate profit centers. “Land is a very liquid asset; don’t dry up your cash reserves by keeping your land and home building operations in the same bucket.”
7. Pricing homes on cost instead of the market. The market will determine the cost of your home, not how much it cost you to build the home. Don’t build an expensive home without doing your research first.
8. Not knowing your customer. Your customer may have unique wants and needs; wants and needs likely vary by market and location, too. Make sure that what you’re selling is what people are buying.
9. Mismanaging HOA transitions. Many builders and developers with homeowner associations are notorious for mismanaging the transition to homeowner rule. Don’t be one of them. 
10. Poor product design process. Stop designing homes you want to live in, and start designing homes your customers want to live in.

Using what’s listed here as an example, many home builders and construction professionals would be happy to give you advice on how best to position your business for success. While you can’t expect a competitor to give you their secret sauce, good advice is out there if you know where to look.

Imagine the excitement of finding the home of your dreams and feeling like this is where some of your best memories will be born. Then picture how distraught you would be to hear that your home loan application was declined and the property is out of reach... 

Fortunately this nightmare doesn't have to be real. By understanding what not to do and preparing your application properly the process will be a lot smoother along with less hold ups, improving your chances of being approved.

1. Shopping before finance

There is no point fantasizing and spending time looking at properties you cannot afford. It usually ends in disappointed but this heart break could have been prevented with a per-approved loan. By doing so your finance is basically already organized meaning you know exactly what you can afford to purchase and can shop within your budget.

2. Tarnished credit

All lenders have access to your credit file. It is a key consideration and can be a major stumbling block if it contains infringements. So before you submit anything obtain a copy for yourself first so you know what the banks will see, what can be cleaned up and if there are any errors to rectify.

3. Too many applications

In addition to above every time you make a home loan application, or indeed any loan application. it is also recorded in your credit file. However it doesn’t reveal if you were approved or declined. If you have many applications listed it will look more like the latter, which makes lenders feel nervous.

4. Not taking advantage of the first home owners grant

There are certain criteria which need to be met to be eligible for the Grant, so don’t automatically assume you qualify. Because if that’s not the case you may fall several thousands of dollars short. On the flip side it’s worth checking if you can take advantage if you think you can’t as you may be pleasantly surprised.

5. Underestimating costs of purchase

As well as the loan there are settlement costs, applications fees, valuation costs and more which need to be factored in. Be getting an idea of what to expect there won’t be a nasty shock waiting for you along the way.

6. Not exploring all options

There are so many different loan types available such as variable, fixed and split which all come with heaps of added features. So get to know what they are so you can understand what will work best for you.

7. Taking on more than you can afford

Just because you can service a certain amount doesn’t mean you have to. Make sure you have a buffer factored into your budget so that if rates rise, your lifestyle doesn’t have to suffer.

8. Interest rates aren't everything

The loan with the lowest interest isn't always the cheapest in the long run. There are also fees and charges on top which could make the finance more expensive overall than one with a higher rate. A effective tool is the comparison rate which factors in extra expenses, providing a greater indication of value.

9. Changing jobs

Lenders love stability so if you’re looking to change jobs – don’t! Starting a new job brings with it probation periods which you often have to complete before you will be considered for a home loan.

10. Not utilizing home loan repayment strategies

Once you have a home there are a range of simple techniques which will not only help you pay off your loan sooner but will also save you thousands in the process. So you don’t have to be stuck with what you get for the full length of the term.

I always wanted to have my own house. I want to build my home or buy an apartment. Its my dream to have my own house at the early age. My parents flipped houses while I was growing up and I like creating spaces and using my hands, plus it always sounded like a good investment.  I graduated college at 21 and decided my next goal was to buy a house by 25.  So, after graduation, I moved back home to Portland to live with my mom.

Some people may need to ask themselves if they truly want to own a home and all that comes with it. But for me, this was easy. Yes, I wanted a house.  Therefore living in suburbia with my mom while I saved money was worth it.  And after two years of saving money, I decided it was time to start looking.  I met with a realtor and started coming up with requirements for my future house.

What Should You Consider When Buying a House at 25 (or any age for that matter)?

What do you NEED in a house?
My list of needs:

1. Location – It needed to be in Portland, close to public transportation and near a particular college, just in case I wanted to turn my future home into a future rental property.
2. Size – A minimum of three bedrooms. My younger brother was graduating from college soon, and I wanted to have space for him to live with me and either have a guest room or another roommate.
3. Driveway – City parking is a pain.  If I’m going to live here, I want to keep my hardly-used car in its own space.  Plus, I needed somewhere off the curb to store my camper.  I wasn’t going to own a home and pay rent to keep it somewhere else.
4. Affordable – I had a tight budget and wanted to stay within it.  I used the “Say Yes to the Dress” motto with my realtor.  “If I can only afford a $1,000 wedding dress, don’t put me in a $10,000 wedding dress.  I know it will look better, but it only gets my hopes up.”  Obviously, a more expensive house will be better, that is why they cost more!
5. Forever – I wanted a house I could live in forever, from roommate to babies to retirement.  Or something I could rent out if I choose to move to China for some reason.  Not a starter home.

I spent 18 months looking for my house.  I was in no rush, I wasn’t getting married or having a child anytime soon.  This gave me more time to save for my future home and regularly research and check out various houses that fit within my “needs” criteria.  That being said, have an end date. Your realtor will thank you.

I put 20 percent down in order to avoid paying private mortgage insurance (PMI) or needing a co-signer on my loan.  Things have changed in the last couple of years that have made it harder for young people to qualify for a mortgage.  I had okay credit, but not enough history.  Make sure you have a good credit score and consider saving more for a down payment. Also, since I use Adaptu, I was able to keep a close eye on my monthly spending while I was saving up for my dream house. This motivated me to cut costs whenever possible.  Plus, now I can track my mortgage payments and property value through Adaptu.

I bought my dream house in March 2016, six months into my 25^th year and three months before my brother graduated.  That was just enough time to close and get the pipes working so we had running water when I moved in.
